The short answer? The best time to list your home is when you decide it is. You can seek advice from friends, relatives, and a Realtor, but the decision will always be yours. If you are still not sure, there are a couple of questions that can help you decide:
Do you have kids?
If your move will be scheduled during the school year, consider if they’ll be switching school districts. When moving to a different school district, you may want to wait until the school year is over to limit major disruptions including commutes, friends, and curriculum.
Staying in the same school district can still cause some disruption, but helps keep some normalcy and avoid drastic changes.
Are you under contract on a new home?
If the purchase of your next home is contingent on the sale of your home, you should list your home as soon as possible. Thinking that your home is going to sell quickly with no issues, is not a guarantee. What if your home goes under contract quickly, but the buyer can’t get financing? What if there is a sudden increase in mortgage rates? With so many uncertainties when selling your home, take control of what you can.
For buyers who don’t need to sell a home to finance their next, you have more flexibility when listing your home. At times, a seller will wait a few weeks until after they are under contract to list their home to create a buffer between moves. Being able to take your time and gradually move from the old house to the new house allows you to go at your own pace!
What do you have coming up?
Vacations and events can take a lot of time and planning. If you have something big coming up, keeping the home ready for showings and being out of the house can add stress. If you’re able to list your home after the event, waiting can help you feel calmer during, what can be, a stressful time
